Peeling epoxy garage floor in Margate, FL

Why coatings fail

Most coating failures trace back to a handful of causes. The most common is poor preparation. Acid etching or simple cleaning does not open concrete the way diamond grinding does, so the coating never bonds well. The second is moisture. Slabs without vapor barriers can push water vapor upward, which builds pressure under the coating and creates blisters. The third is product choice. Thin, water-based garage kits are not built to handle hot tires or our heat. The fourth is sun. Standard epoxy yellows and chalks when exposed to UV light in carports and near open doors.

Before we repair anything, we figure out which of those caused the problem. Fixing the symptom without fixing the cause just leads to another failure.

Common problems we fix

Peeling under tires. Hot tire pickup lifts poorly bonded coatings in the exact spots where cars park. We grind away the failed coating and reinstall a properly bonded system.

Blisters and bubbles. These often signal moisture. We test, remove the affected areas and install a moisture-mitigating primer before recoating.

Yellowing. Epoxy that has ambered in the sun can be abraded and topcoated with a UV-stable polyaspartic to stop further discoloration and freshen the look.

Worn, dull topcoats. Heavy traffic wears down the clear layer over time. A light abrasion and new topcoat restores gloss and protection.

Chips and gouges. Dropped tools and dragged equipment can chip a coating. Small damage can often be patched and blended, especially in flake floors.

Cracks through the coating. When the slab cracks, the coating follows. We route the crack, fill it with flexible material and recoat the area.

Stains. Some chemicals stain or soften coatings that were not designed for them. We assess the damage and recommend spot repair or recoating with a more resistant system.

Spot repair or full replacement

Not every problem calls for a new floor. If the coating is well bonded across most of the slab and the damage is limited, spot repairs or a fresh topcoat can work well. We test adhesion in several places to make sure. If the coating is failing over a large area or bonding is poor overall, patching just delays the inevitable. In that case, we recommend full removal and a new system. We explain the reasoning so you can decide.

Matching existing floors

Exact color matching on older coatings is difficult because colors shift over time with wear and sun. In flake floors, repairs blend more easily because the pattern hides small differences. In solid color floors, we often recommend recoating the whole floor with a fresh topcoat or color coat so everything looks uniform.

Repairing floors installed by others

We repair coatings regardless of who installed them, including do-it-yourself kits. Many of our repair calls come from homeowners whose kit floor began peeling within a year. We remove the failing material and install a professional system with proper preparation.

Commercial repairs

Businesses with worn or damaged floors often cannot close for long. We can schedule repairs at night or over a weekend and use fast-curing materials so the space reopens quickly. Common commercial repairs include traffic lanes worn through the topcoat, damage from forklifts or equipment and failing coatings in kitchens.

The process

We start with an inspection, adhesion test and moisture test. Damaged areas are ground back to sound coating or bare concrete. Edges are feathered so the repair blends. Cracks and holes are filled. Then we apply primer, color coat, flake if applicable and topcoat to match the floor or refresh the entire surface.

Preventing future problems

Proper preparation, moisture testing and the right products prevent most failures. After repair, regular cleaning, prompt spill cleanup and mats under heavy point loads help a floor last. We can also schedule periodic topcoat renewals for high-traffic spaces.

Questions

Can you fix just one spot? Often, yes, if the rest of the floor is sound.

Will the repair show? It depends on the floor. Flake floors hide repairs well. Solid colors may need a full recoat for a uniform look.

How fast? Many repairs take a day. Full replacement follows the timeline on our garage floor epoxy page.
