Flake epoxy on a screened porch in Margate, FL

What a flake floor is

A flake floor starts with the same preparation as any coating we install: diamond grinding, crack repair and a moisture test. After the primer, we roll on a pigmented base coat and, while it is still wet, broadcast decorative vinyl chips across the surface. In a full broadcast, chips cover the floor until no base color shows. Once the base cures, we scrape away loose chips, vacuum and apply one or two clear topcoats. The result is a seamless floor with a granite-like look and a gentle texture.

Flake floors are popular because they forgive so much. The speckled surface hides dust, small scratches, tire marks and filled cracks. The texture adds grip. And the multi-layer build makes the coating thicker and tougher than a basic two-coat system.

Where flake works best

Garages. Flake is the top choice for garages here. It hides the sand and leaves that blow in and the drips from cars coming home after a storm.

Carports. Open carports catch rain and sun. A flake system with an aliphatic polyaspartic topcoat stays color-stable and provides traction on wet days.

Screened porches and lanais. Porches that were once bare concrete or outdoor carpet look finished and clean with flake. It resists mildew and handles patio furniture well.

Laundry rooms and utility spaces. Water from washing machines and water heaters is easy to manage on a seamless, coated floor.

Pet areas and grooming rooms. Flake floors clean easily and do not hold odors, which makes them a favorite with pet owners and groomers.

Small businesses. Barber shops, gyms, auto detailers and storage rooms use flake for its durability and easy maintenance.

Picking a blend

Flake blends combine three to five colors in different sizes. Popular choices include gray and white mixes that pair with modern cabinets, tan and brown blends that work with warm stucco tones and darker charcoal mixes for workshops. Chip size changes the look too. Smaller chips read as a fine granite, while larger chips create a bolder pattern.

We bring sample boards to every estimate. Look at them in the actual space, with the door open and closed, because light changes how colors appear.

Full or partial broadcast

A full broadcast covers the base completely and gives the most texture, hiding power and thickness. A partial broadcast scatters chips more lightly, letting the base color show through. Partial floors look cleaner and more modern but reveal dirt a little more easily. Most garages and porches get a full broadcast, and many interior spaces get a partial one.

Topcoat choices

The clear topcoat protects the chips and determines how the floor feels. Polyaspartic topcoats resist UV light, cure quickly and stay clear, which is important for carports and porches. Urethane topcoats offer strong abrasion resistance indoors. Either can be finished with a fine grit for extra grip. We usually recommend two topcoats for a smoother, more durable surface in garages that see heavy use.

Dealing with moisture

Slabs close to the water table or poured without a vapor barrier can push moisture upward. That moisture will lift a coating that is not designed for it. When testing shows elevated readings, we install a moisture-mitigating epoxy primer under the flake system. This adds a step and some cost, but it is the difference between a floor that lasts and one that blisters.

How long it takes

A standard two-car garage flake floor takes one to two days with a polyaspartic system and two to three days with epoxy. Porches and laundry rooms often go faster. You can walk on the floor within a day and park within a few days, depending on the products used and the weather.

Keeping it clean

Sweep or blow the floor off regularly and wash with a pH-neutral cleaner and a soft mop or deck brush. On porches, a gentle hose rinse works well. Avoid harsh acidic cleaners. If the topcoat dulls after years of traffic, we can lightly abrade it and apply a fresh clear coat to restore the shine.

Questions we hear

Is flake slippery? Less than a smooth coating, and we can add grit for more traction.

Will it hide cracks? Filled cracks are very hard to see under a full broadcast.

Can it go outside? Yes, on covered or partly covered areas with a UV-stable topcoat. For fully exposed driveways, see our driveway coating page.

How does it compare to plain epoxy? Flake is thicker, more textured and better at hiding dirt. Solid garage epoxy is a little simpler and gives a sleeker look.
